Some Sellers want to try "For Sale by Owner" and will do most of the work to save money.
Other Sellers want
none of the work having to do with the sale. They may work full time,
or live out of state and simply cannot handle the selling of their property.
No matter what your situation, there are endless laws and rules that must
be followed, and you don't want to expose yourself to the liability if you
make a mistake. Everyone needs guidance... AND marketing.
The more "eyes" that see your property, they better chance you have of
selling it.
Well there are many areas in
between the two types of Sellers above... too many to list here. But I
do have a plan to fit your needs... that is flexible. We work together
to get your house sold. The more you help, the less it costs you.

Here's how.
If you, the Sellers, bring in a Buyer, without my help, and no other Realtor is representing the Buyer, I will handle all the paperwork for both the Sellers and the Buyers for 2% of the gross sales price of the home. This often happens if the Sellers or members of their family are holding the home open themselves. This also occurs if the Sellers have friends that want to purchase the home. Note: Both Sellers and Buyers must agree to the dual agency. (Dual agency is where one agent represents both parties in a transaction)
Why do I do
this??? Volume! I'd rather make a
modest commission and sell 4 homes a month, than sit around hoping to make
one big sale... and it's FAIR. My commission goes up as I do more, but
I promise that my fees are fair to you, and I will explain them all very
clearly when we meet.
